Northern Horizon is an independent, originally Danish investor specialising in healthcare properties in Northern Europe. The company has been generating value for its investors for over 20 years through 14 funds. Local teams are currently operating in Copenhagen, Helsinki, Stockholm, Tallinn, Vilnius, and Berlin.

The investor base consists of European financial institutions and private asset managers, including pension funds, insurance companies, banks, asset managers, corporate investors, charitable foundations, and family investment companies.

Northern Horizon currently manages four investment funds, €1.5 billion in assets, 119 properties, and 403,000 m² of total floor space.

– ESG considerations, i.e. environmental, social, and governance factors, play a major role in our investment decisions. We are committed to achieving net zero emissions in the operations of the funds we manage by 2030, says Jussi Rouhento, fund manager and CEO of Finnish operations.

Positive dialogue and feedback

According to Jussi Rouhento, the approach taken by Hoivarakentajat stands out positively.

– They are down-to-earth, professional, and flexible partners. Cooperation with smaller operators is more personal, and there is a genuine commitment to collaboration. This differs from the process-oriented approach of larger builders, where personal relationships often take a back seat.

Dialogue with Hoivarakentajat has been smooth both during construction and after handover.

– We have received positive feedback from everyone who has visited the sites – warranty inspections and receptions have gone well, and there have been no challenges typical of construction projects. Schedules have been adhered to, and quality has been high. The lists of errors and defects have been exceptionally short, Rouhento emphasises.

Once DD has been completed, continuing is easy

The first projects naturally require a more thorough due diligence process from the investor's perspective, but continuing the cooperation is quite effortless thereafter. Hoivarakentajat often looks for a plot and an operator before the investor comes on board, which further streamlines the process.
