Hoivarakentajat and Nordiqus agree on a portfolio sale worth over €12 million

Hoivarakentajat and Nordiqus have agreed on the sale of three new school and daycare properties. The total value of the properties is €12.25 million. The sale of two educational assets, which were completed in 2023 and 2024, is scheduled to take place in November 2025. The sale of the third daycare property, which is currently under construction, will take place upon its completion in August 2026.

The assets involved in the transaction are the Kuopio Christian Daycare Center and School, completed in 2023; the Pilke Nature Daycare Center Taikakumpu, operating in a property leased by the City of Haapavesi, completed in 2024; and the Sunshine Early Learning Centre, an English-language daycare center under construction in Tampere. All properties are built from Finnish logs and have an average lease term of approximately 19.5 years.

The properties to be transferred to Nordiqus are located in micro-locations with stable demand for modern, high-quality schools and daycare centers. The three log buildings have a total floor area of approximately 3,600 m2 and are used by nearly 500 schoolchildren and children, along with their teachers and early childhood educators. All properties have been built to high sustainability standards and have an EPC rating of A and environmental certification (LEED Silver or BREEAM In-Use Very Good).
